What is Garden Valley?
Garden Valley is a resort community
located one hour east of Dallas on Interstate
20. The resort includes 700 acres, 3
lakes and 27 holes of golf plus clubhouse
and practice facilities.
What is Dockside?
Garden Valley Dockside is a private
residence club. The two bedroom cabins
are located on a beautiful lake and
adjacent to the 18th green and clubhouse.
The cabins are fully furnished, including
a stone fireplace, 42-inch flat-screen
TV, and large front porch. Ownership
interests are currently available
at $40,000 for four weeks of annual
use, including membership in the Garden
Valley Golf Club.
Is this Timeshare?
Legally, any home with more than one
owner is timeshare, so, legally, Dockside
is timeshare. As a practical matter
though, Dockside is a second home
and timeshare is a pre-paid vacation.
Timeshare is a good product for many
families because it allows them to
afford vacations that would otherwise
be out of their reach. However, when
you take everything into account,
the quality of the cabins, the comprehensive
package of services and benefits and
the buying process itself, Dockside
is VERY different from timeshare.
What is a Private Residence
Club?
Private Residence Clubs are at the
upper end of fractionals (vacation
home resorts with shared ownership,
typically 4 to13 owners per unit).
Private Residence Clubs are most easily
differentiated from timeshare by:
the quality of the product is typically
equivalent to that of a luxury vacation
home; the level of service far exceeds
typical timeshare (and whole ownership);
the level of benefits and amenities
provides a level of exclusivity not
found in timeshare (or whole ownership);
and the owners typically represent
a higher income group ($100,000 to
$250,000 according to Ragatz).
I haven’t heard of
Private Residence
Clubs before, is this something new?
Private Residence Clubs first surfaced
in the early 1990’s. As of March
2004 there were a total of 151 private
residence clubs. PRC’s are descended
from fractional ownership, now called
fractionals, which has been around
for many years, much longer than timeshare.
What do I own?
Each member owns a fee simple, one-thirteenth,
undivided deeded interest in a Dockside
cabin.
How do I sell my ownership?
Not a problem, like any other form
of real estate, the member’s
undivided deeded interest can be sold
or transferred by the member, or sold
by a licensed real estate agent through
the M.L.S. service subject to the
club dues and bylaws.
I’ve heard that timeshares
sell for a lot less that you pay for
them. Is it the same for fractional
real estate, like a Private Residence
Club?
According to the latest research by
Ragatz, the majority of secondary
market fractionals sold at a price
higher than the owner purchased it
for from the developer.
Doesn't $2400 per owner seem
like a lot for annual HOA fees?
Actually, according to research by
Ragatz, the average Private Residence
Club charges $1330 per week owned
or $5320 for a 4-week package. Dockside
is a bargain compared to most other
Private Residence Clubs.
How does my ownership affect
my choice of cabins?
It doesn’t. Choice of cabins
is subject only to availability. You
can request a specific cabin, and
if it’s available that’s
where you will stay!
Are boats allowed on the
lake?
Yes. Garden Valley has non-motor boats
available for your use. Ski boats
will soon be available for a rental
fee.
How can I take advantage
of Dockside’s
affiliation with Interval International?
Just call 866-DOCKSIDE and the Dockside
staff will set up your reservations.
How does a member reserve
a vacation at a Dockside cabin?
Planned vacation time: 90
days before the beginning of each
quarter all members will send in their
request for dates they want if space
is available.
Bonus time: 10 days in advance,
any member can request bonus vacation
time and, if the cabin is available,
they can stay there and the time will
NOT count against their four weeks.
What if my plans change and
I cannot use
my planned reservation, do I lose
my right to that time?
No. First, the club staff will try
to arrange an exchange between you
and another Dockside member. Failing
that, you can "bank" a week
of vacation time with Interval International
to use at a later date at one of their
top tier resorts, including Dockside.
If you are selling 13 memberships
at this price, doesn’t that
mean you are selling the cabin for
a lot more than what it would cost
me to build a similar cabin for myself?
No, not even close. You can’t
just look at the cost to build the
cabin, or of building the cabin and
furnishing it. You have to look at
the entire package of benefits, services
and amenities that the developer is
delivering in addition to our cabins.
